Experienced home builders Zac Krstev and David Liekari of ZD Projects have embarked on their first multi-residential development.
The duo were experts in the knockdown and rebuild industry, having completed several projects within the Camp Hill and Coorparoo area.
“A lot of times in this area you get a house that’s on two lots and you knock it down and build two new homes,” Mr Krstev said.
“We started out small, a family company, my wife (Sara) is a designer, so she worked in the industry for about 10 years before we decided to do our thing.
“We design and build top end luxury homes in the Camp Hill/Coorparoo area.”
Mr Krstev said after hearing of buyers off-the-plan experiences, they wanted to bring another level of luxury and integrity to the unit market.
“We’ve been doing luxury homes for I guess seven or eight years … we started looking around at something different, like units and just noticed a lot of the finishes and spec level was not as high as we expected compared to houses.
“We thought wanted to give this a try and add that level of luxury to the unit market and just a smaller development.
“What you see is what you get, when it comes to the pictures and hopefully people will be pleasantly surprised with the end product, rather than disappointed,” he said.
“A lot of times I’ve heard you get the nice renders and you buy off that and then when you get the end product it’s not what you expect.
“I am hoping it will be other way around and we build quality from the ground up.”
The existing home, which Mr Krstev said had been occupied by squatters on and off for the past six years, was demolished two weeks ago.
“When we first drove past, we though geez this is a tough spot to work with, because they didn’t have a driveway or a garage, and there is a lot of digging and excavation that has to be done to make it usable.”
It was the location that sold them on the site, which embraces Brisbane’s cafe culture and is within walking distance from the local City Cat terminal.
“Originally we considered the option of just one house, but at that price point, it would make it a $6m plus, which isn’t that affordable,” Mr Krstev said.
“But when you turn it into three units, you’re not losing that much, except for a little bit of backyard and you’re talking at a massive difference in the amount of people that can afford it and enjoy the beautiful location, views and elevation.”
The project is due to be completed by the end of 2019.
