Only two River Homes at Hamilton Reach are left to sell – both with multimillion-dollar price tags.

The riverfront freehold residences remain the scarcest commodity in the Brisbane property market, according to Frasers Property Australia.

Each of the River Homes features opulent waterfront living with sprawling river views with floor to ceiling windows and up to 9m high ceilings in the main living areas that transition to outdoor spaces complete with elevated solar-heated pools.

Six of the eight River Homes have sold, including one for $3.99 million while the remaining two residences are priced at $3.35 million and $3.79 million.

Before their construction there had only been two freehold absolute riverfront houses from Newstead to Hamilton but the completion of the River Homes now takes the total to 10. Those two previous Harbour Rd properties sold for $10.3 million and $11.8 million in 2010 and 2015 respectively.

Jamisen Rivera, development director at Frasers Property Australia, said the Hamilton Reach River Homes represented the pinnacle of scarce luxury living on the Brisbane River at exceptional market value.

“Waterfront living will always represent the epitome of luxury living and there will never be homes like this released at Hamilton Reach again. There is also very few opportunities left on the Brisbane River for brand new freehold riverfront homes because most vacant lots are zoned medium to high density so will be developed into apartments.

“We have seen record house prices achieved on Sydney Harbour around the $30 million mark while in Brisbane architectural homes such as those fronting Macquarie St, New Farm, have re-sold in excess of $5 million so the Hamilton Reach River Homes are well priced from $3.35 million for new riverfront residences.”

River Homes architects, Rothelowman have had a decade-long architectural partnership with Hamilton Reach previously designing projects within the community, including the award-winning Newport and Green Quarter.

Rothelowman Architects principal Jeff Brown said the eight Hamilton Reach River Homes were designed with premium liveability, functionality and restraint in mind and to allow for ultimate personalisation by their new residents.

Of the remaining River Homes available for sale is a three-level home with a lift and an 86sq m grand master suite complete with ensuite, balcony, walk-in dressing room, private study and retreat.

The River Homes all feature four bedrooms and their own ensuites, plus a powder room.

Each home has a spacious kitchen complete with butler’s pantry, Miele appliances, Zip tap with sparkling water function, integrated Liebherr fridges and a 195-bottle wine cabinet.
