71 The Strand, Newport is in a desirable seaside spot.

Best-selling author, international speaker and time management expert Kate Christie is parting ways with her Newport house.
The founder and chief executive of Time Stylers and her husband Dan have $4.5-$4.9 million price hopes for their home of a decade at 71 The Strand.
CoreLogic records show the four-bedroom house on a 1131sq m block last changed hands in 2007 for $3.002 million.

RT Edgar Williamstown director Joanne Royston said no other Newport properties had been listed at the home’s price level this year — and very few had ever reached it in the southwestern suburb.
“It would be a significant sale not just for Newport, but for Williamstown as well,” she said.
Ms Royston sold nearby 75 The Strand for $3.6 million in December 2015, and neighbouring No. 74 fetched $4.325 million in May 2016.

The house has a $4.5-$4.9 million price guide.

Ms Royston said No. 71’s substantial seaside landholding and million-dollar bay and city views made it special.
“It’s one of the biggest blocks left on the Strand — they’ve all been subdivided,” she said.
Ms Royston said the Christies and their two teenage children had also enjoyed the 1980s-built home’s big backyard with a pool, veranda, paved barbecue courtyard, and lush lawns and gardens.

The kitchen comes with plenty of appeal thanks to its timber joinery.

The house also features a rumpus room.

Among the internal highlights are the timber kitchen with a double oven, Miele gas cooktop and walk-in pantry, and multiple living areas including a rumpus room.
The property’s expressions of interest campaign closes December 6.
