A FOUR BEDROOM home at Baulkham Hills has sold for $860,000 at auction — a price that buyers would not have thought possible a year ago.
The property at 115 Coronation Rd attracted strong crowds with two registered bidders vying for ownership.
“When the crowd is there it just makes it and creates an atmosphere,’’ said agent Darren Dowd from Ray White Baulkham Hills.
“We had to go back and forth between the bidders and the vendors but we got the deal done and they were happy with the price.’’

This four bedroom home sits on a 708 sqm block

The unrenovated single level residence on a 708 sqm block is located across the road from an electricity substation and was purchased by an investor. It had been listed with a price guide of $800,000 to $850,000. Figures from CoreLogic RP Data show the property last sold for $490,000 in March 2014.
“The substation did affect the price — that was the major feedback but there is potential, even if it was just land value,’’ Mr Dowd said.

According to, nine homes in Baulkham Hills were scheduled to be auctioned last weekend. Three were sold prior to auction, one was withdrawn, one passed-in and four sold under the hammer or shortly afterwards — with a clearance rate of 77 per cent.
In comparison, Sydney’s overall clearance rate was 51 per cent with 522 out 811 properties selling at auction.

Also selling was 6 Park Rd which fetched $110,000 above its price guide when it sold for $960,000 through Ray White Baulkham Hills. The single level home, which has an in-ground pool, had been inspected by 127 groups and attracted seven registered bidders.

Another property at 20 Broula Ave fetched the unusual figure of $1.018888m when it was auctioned through McGrath Castle Hill.
“The buyer put forward what he considered to be a lucky number and it certainly was as it secured the property on the day,’’ said agent Zack Berdi, who listed the property with Thomas Choy.
Latest figures from CoreLogic RP Data show the median house price in Baulkham Hills is $1.185m with 342 sales recorded in the 12 months ending in July. The median unit price is $785,750 with 179 sales recorded in the same period.
