Buyer sees potential in almost completed home

A near completed home at Pitt Town, which recently sold for $1.7875m, formed part of a hat trick of transactions for one real estate agent.

Hamish Rogers from Hamish Rogers Realty sold the single level property at 5 Orchard Way to buyers looking to move from acreage Maraylya.

He went on to sell their property at 185 Fisher Rd for $1.4502m, while also helping the vendors of the Pitt Town property downsize to a smaller home within the suburb at 35 Amelia Grove for $1.035m.

“It doesn’t happen very often that you get three sales in a row,” Mr Rogers said.

“Unfortunately I couldn’t try for a fourth as the owners of the last home are moving interstate but I have done four sales once before.”

It is also unusual to sell an almost completed home, but Mr Rogers said there strong interest in the property in Orchard Way. The master-built five bedroom residence is set on 2000 sqm within the Riverlands Estate.

Among its features is a cinema room, kitchen with butler’s pantry and a master retreat with a full bathroom. The grounds are yet to be landscaped but there is potential to add a storage shed and swimming pool under its current zoning.

According to CoreLogic RP Data the street record is $2.3m, paid for a completed neighbouring home in August last year.

“The buyers could see the potential with that sale. The street is lovely and they are surrounded by other quality homes so once they had done the landscaping the value would immediately be there,” Mr Rogers said.

Latest Market Trends figures show that house prices in Pitt Town fell 10 per cent to $1.268m in the year ending in February. There were 79 sales recorded during this period.
