It’s mid summer and all of us on the Advertiser’s real estate desk are, quite frankly, still in holiday mode. We’re dreaming of water and lazy days relaxing alfresco with family and friends. So how about we take you on a tour of some of the most stunning regional properties up for sale in SA at the moment, with fabulous water views?

There are some stunners from as far afield as Wallaroo, the Fleurieu Peninsula and the Riverland… enjoy.

Set on a sweeping bend on the marina, this three-bedroom property at 11&12 Spinnaker Court comes with a private pontoon and absolute waterfront views.

The vacant block next door, which also has a pontoon, is also up for grabs should you have more than one boat to accommodate.

The three-bedroom house has been designed to maximise its views and is packed with luxury features, including a sauna and plunge pool as well as a mix of porcelain tiled and oak floors.

The kitchen is made for entertainers, with a double 1200mm oven, granite benchtops, glass splashbacks and Miele and Smeg appliances.

The house and additional adjacent block can be purchased separately or as one package and is on the market with LJ Hooker Kadina.

PRICE: House: $889,000. Extra block: $269,000.

Designed by Williams Burton Architects, this unique five-bedroom home is built from materials ranging from Western red cedar to glass and Colorbond.

The 52 Higgins Rd home comes with a deep blue, solar-heated pool, but arguably its most stunning feature is its views over the Fleurieu coastline.

Other highlights include the extra large kitchen with a lime-washed gum island bench, a Smeg oven and stainless steel appliances.

Then there is the privacy of the main bedroom, which sits within its own wing, with an ensuite and a private lounge or office space.

Picture windows provide a sense of light and space while letting in those views.

The home is set on 1ha and is for sale with Harcourts South Coast.

PRICE: $1.1 million

Set on a 1054sqm block, with more than 30m of water frontage, this ultra modern home has also been designed to maximise views.

To one side of the 39 Prince Alfred Parade home you will find walls of glass and balconies take in water views. To the other side there are more over-size windows and balconies providing vistas over the island.

Luxury features include a floating staircase made from Kempas Indonesian hardwood, and an entrance void with a glamorous dropped pendant light.

There is also an enclosed glass TV room on the ground floor, close to the kitchen so you can see the children but not hear them.

The floorplan has multiple entertainment areas, including a games room, upstairs and downstairs living areas and an alfresco space.

The main bedroom, overlooking the water on the upper floor, is another special highlight — it is extra large with a private balcony, an ensuite and a walk-in wardrobe.

The home is on the market with Harcourts South Coast.

PRICE: $815,000

Designed by renowned architect Max Pritchard, this six-bedroom home is set on more than 32ha at 436 Flagstaff Hill Rd.

The land is currently rented out to a local farmer for cattle grazing so does not require all that much maintenance.

The home, which has a unique curved design, takes in views all the way to the ocean.

Enjoy them from the main living/dining/kitchen area, which has a stunning wall of glass to one side, and views over an internal courtyard, with two ponds, to the other.

Floor-to-ceiling windows also enable the views to be enjoyed from the bedrooms and bathroom.

The home’s other standout feature is its curved and paved alfresco area with a swimming pool and covered dining/living space, surrounded by glass fencing and elegant paving.

The property is on the market with Toop & Toop Real Estate.

Here’s one for those who prefer skiing on the Murray to ocean views… you will find it about half an hour’s drive from Berri in the Riverland.

Set over three titles and a total of 11 acres (about 4.4ha), the 614-618 Kingston Rd property comes with its own vineyard and plantings of Valencia and Naval orange trees, as well as mandarin trees.

But arguably its standout feature is its location, overlooking the river.

The water’s edge, is 100m away and the river is surrounded by greenery with plenty of birdlife.

The well-presented main property has an elegant white-toned kitchen and multiple living spaces, including a large home office and an outdoor entertainment area overlooking the neat rear yard.

The property also includes two self contained cottages to house all the visitors that are bound to come and stay. The selling agents suggest they could alternately make ideal Air B&B or long term rental options.

The property is on the market with Ray White Berri.

PRICE: $599,000.
