371 Ryrie St, Geelong has been sympathetically renovated.

A BUYER has emerged for a grand circa 1870 house in a prominent inner city Geelong location.
Wandsworth, a renovated Victorian-era residence at 371 Ryrie St, sold after auction for $1,637,500.
The spacious four-bedroom house is on a generous 1200sq m-plus block just moments from Eastern Park and the waterfront.

The generous backyard was a big drawcard for the new owners.

Hodges, Geelong West agent Marcus Falconer said the Geelong buyer had been eyeing off the property for a while.

The kitchen is part of a rear open-plan living area.

“It was just the family aspect, the big north-facing backyard was the biggest thing” Mr Falconer said
“It is certainly one of those old homes, dating back to 1870.”

The loungeroom has a traditional feel.

The sale follows the vendor’s decision to carve off 288sq m of valuable CBD land which has been sold separately with permits for an architect-designed house.
Mr Falconer said a Melbourne buyer paid close to $500,000 for 373 Ryrie St the day before its heritage neighbour was auctioned.

373 Ryrie St, Geelong came with plans for a modern three-bedroom townhouse.

Wandsworth was initially listed in May with price hopes of $2.1 million to $2.3 million before the subdivision.
Mr Falconer said the results vindicated the vendor’s decision to split the two properties.

The new owner of 373 Ryrie St plans to build the three-bedroom townhouse Project Evolve designed for the narrow site.

Wandsworth is rich in heritage and blends restored original features with a rear extension that creates an open-plan living zone and outdoor entertainment area.
A 500-bottle wine cellar is among its luxury features.
