Hamlyn Heights house sells $60K above expectations

AN UPDATED house in Hamlyn Heights attracted three bidders at auction with the property selling $60,000 above expectations.

The Melbourne buyer, that flew in from overseas that morning, did not make the auction due to traffic, however buyers agent Karen Avallone secured 23 June Ave for her client for $610,000.

Bidding started at $480,000 and three parties took it well above the price guide of $500,000-$540,000.

Ms Avallone said the buyer was attracted to the property because of future scope.

“Hamlyn Heights is a really great growth area,” she said.

McGrath, Geelong agent Jim Cross said there was a lot of interest on the property.

“It has a reasonable land size and has been updated,” Mr Cross said.

Auctioneer David Cortous said this was prime Hamlyn Heights land.

“This home has been meticulously renovated from the stumps up and its got everything,” Mr Cortous said.

“Hamlyn Heights still has some of the best capital growth in Australia and it is still affordable.”

The 731sq m property has a three-bedroom weatherboard house on it that is currently tenanted at about $1564 per month.

The house has a new kitchen and bathroom, timber floorboards and a tandem garage at the end of a side driveway.

The property last sold for $290,000 in 2009, according to CoreLogic.

Data also shows the median house price in Hamlyn Heights has increased 9.6 per cent in the past year to $540,000.
