Ous Property selling agent Laz Ouslinis said it never hurt to be a little creative with marketing campaigns to help attract a mixed bag of buyers.

“A lot of people have looked at the property,” he said.

“We’ve had 30 groups through and also met people privately.

“It’s split pretty evenly in terms of buyers looking to renovate or demolish.”

Mr Ouslinis said the property, which will be auctioned on Saturday November, 9, at 3pm, would be sold for land value only, and as such offered a rare opportunity to buyers.

“You’re 20 metres from the beach and walking distance to Henley Square, restaurants, cafes, the beach and all that it offers,” he said.

“We’ve got Sydney, Melbourne and Perth expats that have grown up in Adelaide and are now coming back with their families.

“But as those cities are a lot more expensive for that kind of lifestyle, the interstate buyer realises how good value it is to buy a place with water views for under a million dollars.”

The circa 1920s character home offers two bedrooms, two sunrooms, a lounge room, a dining room, a kitchen, a laundry, a bathroom and a rear veranda and garden shed.

Mr Ouslinis said Henley Beach was a popular location for families, with many trying to break into the popular suburb and its fantastic schooling options.

“The capital growth is really driven from families coming for schools in the area,” he said.

“We’ve been getting an influx of young families, professional couples and a number of builders looking to build a large home to pick up those sea views.

“It’s a great lifestyle that’s offered and a wonderful opportunity to buy at this entry point.”
