111 The Avenue, Ocean Grove has finally sold after a three-year campaign.

IT MAY have taken more than 1000 days but a charming brick house built in the 1890s has finally sold in Ocean Grove.
The historic house at 111 The Avenue is one of the oldest homes on the Bellarine Peninsula and was the first substantial brick house constructed in the town.
It was first listed for sale in September, 2015 and now three years later it has sold for $915,000.

RT Edgar, Ocean Grove agent Brock Grainger said the initial auction campaign attracted a lot of interest but did not meet the vendors expectations.
“It was kind of just left on the internet for the right buyer to come along that really understood heritage and the amount of work that was still required,” Mr Grainger said.
“It was not heavily marketed until recently when the vendor was unable to continue renovating the house.”
Mr Grainger said he took about 30 buyers through in the space of a month and had numerous offers below $900,000.
“And low and behold after three years we had two buyers fighting for it,” he said.

A young family from Melbourne managed to secure the property and they plan on making the lifestyle change and doing some work to the house.
Mr Grainger said it will be interesting to see what the new owners will do with it.
The five-bedroom house has multi-colour bricks and iron lacework forming an impressive facade.
Inside the bedrooms are found off a central hallway that has a soaring ceiling with decorative plaster and ornate mouldings.

A modern extension at the rear of the house is sympathetic to the heritage of the home.
The extension includes a country-style kitchen, octagonal living area under a vaulted ceiling and family bathroom.

The house is on 815sq m of land two blocks away from The Terrace shops.
The median house price in Ocean Grove has increased 15.1 per cent to $685,000, according to CoreLogic.
