Tree change versus sea change.
HIGH-END house hunters can’t make up their minds if they want the beauty of the beach or the peace and tranquillity of the bush as they eye off the Central Coast property market.
A recent report from realestate.com revealed that Holgate and North Avoca were the most in demand Central Coast suburbs, based on online searches. Suburbs that followed were Yarramalong, Terrigal and Macmasters Beach.
While recent data from CoreLogic has indicated that the Central Coast property market has slipped by 0.7 percent, these niche markets are continuing to thrive.
The acreage at 43 Talbingo Rd, Holgate has been popular with house hunters due to its price point of under $1.5 million.
For a similar price to the Holgate acreage, you could buy this two-storey property at 27 Table Top Road, North Avoca which includes elevated ocean views.

An acreage at Macmasters Beach with architect-designed home was recently sold by Cathy Baker at Belle Property Killcare for over $2.7 million. The property was snapped up by a Sydney buyer after just four days on the market.
Property analyst Tim Lawless said that due to the affordable nature of the Central Coast market, in comparison to Sydney, our market should continue to grow into 2019.
Real estate agent Stephen Gittoes said that the he could give dozens of examples of wealthy people moving between waterfront and acreage.
636 The Scenic Rd, Macmasters Beach was recently purchased by a Sydneysider as their holiday house.
89 Hills Lane, Yarramalong has had a huge amount of interest online.
“It is usually people in the $2 million-$3 million market that will do this – they’ll go between rural suburbs like Matcham or Holgate and go for a sea change to places like Point Frederick or the beaches,” he said.
“Sometimes it will be the maintenance factor – people just don’t have the time to upkeep their acreage. Or then again, they might love the idea of getting away and living on land – having their own little private escape.”

Mr Gittoes recently listed a rural property at 43 Talbingo Rd, Holgate, that was one of the top searched properties on realestate.com this week.
“That one is in a really sweet price bracket, under $1.5 million. There are not a huge amount of listings in the area at the moment, and people have been waiting for something like it for awhile.”
The tri-level property is just under 2 hectares and includes four bedrooms with views from every window.
