Blink and you would have missed this Summertown property which sold just four days after its first open.
Attracting 18 groups through the open inspections, 1 Samwell Rd this week sold for $1.35 million – $70,000 above its advertised price guide of $1.28 million.
Set on 0.72ha of land, ‘Cooinda’ was always expected to be popular among buyers, according to selling agent Dee-Anne Hunt of Harcourts Williams, who says the property offered a sought-after Adelaide Hills lifestyle, coupled with contemporary design and environmentally friendly features.
She says the quick sale was an indicator of what buyers are wanting from their future homes.
“When people find what they want, they’re prepared to act very quickly,” she says.
“The market is craving that modern, environmentally friendly property.”
Ms Hunt says the property attracted a range of buyers, from small families to couples looking to downsize, with multiple offers made.
“Summertown and Uraidla are seeing a really good revival, but it’s the Adelaide Hills in general, the style (of the property) was very popular,” she says.
The property features 92,000 litres of rainwater storage, electric/solar hot water service and reverse-cycle floor-ducted airconditioning, cooling the home through floor installed vents.

Summertown is located 14.6km from the Adelaide CBD and has a median price guide of $745,000, according to CoreLogic. It has experienced an increase of 35.5 per cent in the last 12 months.
