IT is a buying opportunity that might not be seen again and one that could rewrite the state’s property record books.
An eight-bedroom home, set on arguably Adelaide’s most prestigious street, Medindie’s Robe Tce, on a massive 5155sqm allotment. And it has just hit the market – albeit in unfinished form.

The property was bought five years ago for $4.885 million. Current owner Charles (Harry) Alexander said the property’s original home was knocked down to make way for the grand three-storey family mansion he has spent the past four years building part-time as a family project.
The home, which is under construction, offers 1926sqm of living space over three levels, and has up to eight kingsize bedrooms, six luxury bathrooms, a grand staircase and numerous indoor and outdoor entertainment areas. It also has an indoor spa pool, a separate 287sqm pool house or guesthouse with two bathrooms, and will have an 18m outdoor pool and a tennis court.

The property sits on three titles – the home on about 4000sqm and two allotments of about 567sqm each face Medindie Lane at the home’s rear, which are being sold through Smallacombe Crosby. All three can be purchased together, or separately.

Mr Alexander said the property was truly special and will be priced accordingly.
“It’s the best house on the best street in Adelaide,” Mr Alexander said.
“In Medindie you’re looking at between $1000 and $1500 per square metre, so the land alone would be a minimum of about $4 million. There’s already $3 million-plus spent on the house, and I’d be looking at another $2 million to $2.5 million to finish it. Whoever buys it will be buying something unique.”

The state’s current top sale is $7 million for ‘Ivanhoe’ at 9 Edwin Tce, Gilberton in 2016.
The home is about 70 per cent complete and Mr Alexander hoped to have it at about 80 per cent finished by Christmas.

“If you pump the money in straight away you could get the home finished in three to four months and it might be another month or two to do the tennis court, so you could finish it in six months,” he said.
The home’s shingles were imported from Spain and Mr Alexander flew to India to personally select the stone.

Mr Alexander said offering the home in an unfinished state offered buyers a great opportunity to customise it and make it their own – finishing it either with or without him.
“It’s an amazing opportunity for people to come in and put their stamp on it and have a home they’ve partially designed in a way,” he said.
