A vacant block of land in Baulkham Hills, in a sought after school zone, has sold for $200,000 more than the suburb’s median house price.

The 1001 sqm property located at 26 Appian Circuit is just a two minute walk to the sought after Matthew Pearce Primary School — which is proving a drawcard for the neighbourhood.

It is one of the final vacant blocks of land within the popular Astoria Park Estate.

Agent Thomas Choy from McGrath Estate Agents at Castle Hill said without a doubt the primary school, which performs well in the NAPLAN exams, helped the sale.

“The buyers are coming from South Australia and had researched schools online and they knew that Matthew Pearce Primary is one of the top schools in the area,” he said.

“While prices in Baulkham Hills has correcting — in this pocket of the suburb the values are still holding because of the highly coveted school zone.

“We received daily phone calls from buyers from across Sydney — suburbs such as Hurstville, Strathfield, Westmead — enquiring about potential listings coming up near Matthew Pearce Primary School.”

According to CoreLogic RP Data, the property retains its title as the most expensive residential land in the Baulkham Hills. However, it last sold for $1.35m during the peak in the market in July 2017.

Latest figures show the median house in the suburb is $1.1m with 393 sales recorded in the 12 months ending in February. During this time prices have dropped 9.2 per cent.
