Savvy investors have a once in a lifetime opportunity to snap up a 42m marina berth in Rozelle for around the same price as a four-bedroom house in Sydney’s west.
Located in the exclusive Balmain Cove development, the superyacht berth is on the market for $650,000, with the rear portion of the berth leased at $1,500 per month until 2021.

There is however a very important disclaimer: “Note boat/s not included”.
The berth had previously been owned by property tycoon Lang Walker, who was the original owner of Balmain Cove and founder of the Walker Corporation.
The biggest catch is the berth is only available to purchase if you are an owner of an apartment in the Balmain Cove complex, with marina facilities including gate security, power, lighting, water and sewer pump out.
Interest has been relatively strong so far, according to listing agent Scott Robertson of Balmain Realty, as it is one of just 31 berths.
“I don’t think there are any others of that size around,” he said. “It’s a great opportunity for someone with a large boat.”
There is currently a two-bedroom unit on the market at 114/5 Wulumay Close, Rozelle in the Balmain Cove complex, giving interested parties the chance to pick up an apartment and berth if they wish. The apartment has a price guide of $2.295 million.

Comparing the price to other parts of Sydney, a four-bedroom house at 24 Marin Place in Glendenning is on the market for $629,000 to $649,000, while you could buy a brand new house and land package in Jordan Springs for $593,850.
