There was strong local interest for this Dural acreage
Competition from four Hills buyers for a luxury estate at Dural pushed its final result well above the property’s undisclosed reserve price.
The single level homestead at 3 Dural Downs Way sold for $3.785 million — a street record — when it sold under the hammer through Guardian Realty.
The recently renovated homestead is on just over 2ha and has a championship-sized floodlit tennis court, in-ground swimming pool and a wine cellar. It had been listed with a bidder’s guide of $3.4 million.

Agent Gavin Weekley from Guardian Realty described the property as “the complete package”.
“It had everything — the house, the pool, the tennis court and also half of the land was arable so it was a nice mix of manageable acreage in a quiet spot,” he said.
“It was also pretty much single level which is another big plus.’’
According to CoreLogic RP Data, the property last sold for $2.338 million in December 2014.
Extensive renovations two years ago transformed the interior into a contemporary and open plan design.
A new kitchen was added featuring Corian counter tops and a massive island bench. In the parents’ wing there are his-and-hers dressing rooms while bi-fold windows in the ensuite open to the stone-tiled terrace with views over the property.

Mr Weekley said the renovations were another drawcard and attracted four registered bidders from Kellyville, Castle Hill, Dural and Glenorie.

“The premium end of the local market has stood up best lately and maybe that is because people at that level are not as impacted by banks and the tighter lending restrictions,’’ he said.
The sale beat the previous highest price of $3.205 million paid for a neighbouring property in April 2009.
