When it comes to inner-suburban living, it’s hard to find a suburb that more perfectly encapsulated this term than Wayville.
It borders the city’s south parklands, offering walking trails and outdoor recreation spots, less than 2km from Adelaide’s CBD.
Investor Norbert Hering and wife Kian Gan are selling one of two new homes they built in Rose Tce, after demolishing the old house they’d lived in for about 25 years at the site.
“It’s central to just about everything you’d want,” Mr Hering says. “Living here doesn’t make you time poor. We are selling this home as part of our development strategy.”
Wayville’s median house price grew by 27.5 per cent in the past year, CoreLogic data shows.
“The other beauty of Wayville is you get wide, tree-lined streets to park in and plenty of access for emergency services,” Mr Hering says.
“There are still some bargains to be had in Wayville, unlike some neighbouring areas like Unley and Parkside. You could probably live in Wayville comfortably without a car.”
Mr Hering says there are good schools nearby, and he is close to cafes on King William Rd, Goodwood Rd and the Central Market in the city. “It’s also very good for the elderly who want and need to be near top health facilities, including hospitals like the RAH and Ashford.”
Norbert says Wayville has come a long way, with younger families increasingly moving in.
“The showgrounds have been substantially revamped, you have the new Drakes supermarket on Goodwood Rd and the tram extensions mean you can ride to the new RAH site and the dental and medical schools of Adelaide University,” he says.
Sales agent Tim Thredgold of Toop and Toop Real Estate says Wayville remains on top of many near-city home shopping lists.
“It’s got smaller cottages that appeal to first homebuyers’ hearts,” he says.
“But it’s also got great alternatives for downsizers. Many properties have valuable, rear access garaging and storage.
