A WET auction did not dampen the spirits at 14 Nicholson St in Chatswood on Saturday, with the home selling for $220,000 above the price guide.
A large crowd turned out to watch four of the 10 registered bidders take part.
Bidding started at $1.8 million and shot up to the price guide of $2 million. From there the bids slowed down, before the hammer eventually fell on $2.22 million.

Shead Property — Chatswood agent Hugh O’Neill said the result totally unexpected.
The Chatswood has plenty of space in the backyard for kids to run around.
“We had the price guide of $2 million, and that is where we thought it would end, so for it to go over was a surprise, but you can’t predict these things,” he said.
“We even had a few registrations from buyers who we did not expect to take part in the auction as well.”
The buyer was a local family who loved the Chatswood location.
“Nicholson St is such a convenient address, with the park across the road, and the Chatswood CBD a short walk away,” Mr O’Neill said.
Inside is light and bright.
The home still has many historic detailing.
Over the course of the campaign there were 80 groups.
Mr O’Neill said homes like 14 Nicholson St that are well located and had realistic vendors were still seeing strong buyer interest and selling well.
The long held home last traded in 1994 for $391,000, according to CoreLogic data.
