A Woollahra house has sold just four days after a VIP ‘Million Dollar Listing’-style launch party for about $1m more than the price guide, setting a new street record.
Ray White Double Bay agents Evan Williams and Benjamin Goodwin had been guiding $5.5m for the four-bedroom, three-bathroom home at 7 Weeroona Ave.
Although they couldn’t reveal the sale price, neighbours indicated a family who lived in a nearby street had paid close to $6.5m.
It was only a month ago that the same agents had first rolled out the red carpet at their first VIP launch for more than 50 guests at a three-bedroom home at 133 O’Sullivan Rd, Bellevue Hill.
They’d sold it for about $500,000 more than the $3.5m guide price within a week.
This latest cocktail evening for the Woollahra property was held last Thursday night and by Sunday they were negotiating with the buyers around the dining room table.
“The buyer came through at our red carpet launch after receiving our hand-delivered invitation,” Mr Williams said.
The VIP launch attracted 107 guests and Mr Williams believes it’s a winning strategy because potential buyers get to know their potential new neighbours from the get-go.
Mr Goodwin, who designed the styling of the night, said it’s important to test new things in the more challenging sales environment.
“We felt it was important to progressively think outside of the box,” he said.
“We are all for the idea of bringing neighbours and buyers together through this wonderful event.”
The Weeroona Ave home had been architecturally redesigned, had picturesque views over Bellevue Hill and there’s a pool in the back yard.
